The area: The apartment is located at 1 Estoc street in Grenoble. This is a small street perpendicular to the Isere river, 3 minutes from the station, near the heart of the city, close to the trams and buses, near IUT university, Europole Business Area, Grenoble Business School, the 'Polygon Scientifique', shops, mini markets, bakery ... The Estoc street is very quiet, no traffic. From the river side, access to the highway is very fast.

The building: This is a small building of 10 flats renovated in 1990. The hall has been repainted in 2012. All apartments are duplexes reached from first level. There is no elevator, so little extra expenses. The entrance door is permanently locked. Visitors use intercom.

The Duplex: located on the courtyard side, east side, very quiet. The duplex front door is located on the lower level and you enter into the duplex by a staircase. A second staircase provides access to the mezzanine.

The kitchen: it is equipped with a fridge, a double hotplate and a microwave (moved on a dedicated shelf), a table and four chairs.

Sleeping: it includes a double bed of 140 cm on the mezzanine and on the first level to a sofa bed slat which can be converted for extra sleeping of two persons. Sheets and blankets are not provided in the lease.

The bathroom and toilet: the bathroom is equipped with a shower and a sink with mirror. The electrical hot water tank is in the bathroom. The toilet is under the mezzanine stairs.

The terrace: it is located to the east side and overlooks a large open space surrounded by buildings rather remote. You can see the mountains of Vercors. It is equipped with a table and two chairs and lighting to enjoy the evenings from spring to fall.

The kitchen equipment: equipped to invite up to 6 people: bowl, jug, knife, fork, spoon, crockery, cup, mug, plate, glass .... The kitchen has colander, ladle, whisk, spatula, corkscrew, spinner, salad bowl, casserole, pot, stove, coffee maker, table mat.

Floors: the parquet floor of the kitchen and living room has been renovated in 2009. On the mezzanine, the parquet floor is original. The bathroom is tiled.

Electrical Heating: There is a coil on the kitchen side, one in the lounge, one in the bedroom and one in the bathroom. The double glazing and the excellent insulation guarantees low heating expenses.

Lighting: The duplex is very bright with eastern exposure, with a large port window at the bottom and a skylight to the floor.

Cupboards: the kitchen has a large closet and a bookshelf. In the lounge there is a dresser and a TV cabinet with drawer. Upstairs is a large linen cupboard and a bedside table.

Internet & TV: TV 32 inches / 82 cm. Internet is including, via free.fr, free phone call on any fix line including international calls, TV and unlimited use of internet, installed prior to tenant arrival, th best offer in France.

Cleaning: The duplex is equipped with a washing machine. Facilities include dustbin, shovel, broom, brush, dish drainer, wringer bucket, bucket, vacuum cleaner, clothes dryer, small brush.

Train: The train station is 3 minutes away from the apartment.

 

Tram: Tram station for lines A and B is at the train station.

Bus: Dr. Mazet square is 4 minutes away. This square is a crossroads of 8 bus lines.

Biking: Grenoble is a city entirely flat, with many cycling tracks, several of them are close to the Rue de Estoc. The Grenoble City bike rental is at the train station. An Electric Bicycle Rental is located 5 minutes from the apartment. The tenant will have access to a private locked box with convenient access to store his/her bike. A collective box is also available.

Car: a private parking place in the building with no extra charge

Price: The monthly fee is 630 € plus € 20 for building charges, plus 30 € for Internet. The deposit is € 630, it will be collected on contract start and returned 30 days after departure, less the cost of repair and restoration, if any. There are no agency fees. The charges include cold water but no electricity. The rent is revised annually in accordance with the regulations on the official index of rent review.

Guarantees: the person who guarantees the payment must complete the attached document by copying by hand the blue text in italics from the attached document: Caution Solidaire

Documents to be produced by the tenant: if the tenant has a permanent employment contract in France, he/she must show his/her last three pay slips and the last declaration of income tax.

Item to be produced by the guarantor: he/she must show the last three pay slips and the last declaration of income tax.

Contract: documents for download conditions générales, conditions particulières, état des lieux, inventaire du meublé.

Documents to be provided by the owner: the owner must submit 2 legally required documents:

                1) The state of natural and technological disasters: documents to view or download: page 1, page 2, page 3, page 4

                2) The energy performance diagnostics: documents to view or download: page 1, page 2, page 3

Insurance: the tenant shall take out an insurance from day one of occupation and provide a certificate to the owner.

Electricity : the tenant shall open a contract with the GEG company, contact www.geg.fr or call 04 76 84 20 00 and close it at exit, flat reference is P3110012201.

Local tax: the tenant occupying the premises on January 1 must pay local taxes to the French treasury.

Notification of departure: Must be done two months prior to leaving. The inventory and apartement check in / check out is made with the owner at entry and exit.

Electricity: the tenant will be helped to open the electricity contract with the city of Grenoble.
